Facility Manager - Edmonton

Facility Manager Position

My client a large Commercial Property Management firm is seeking a Facility Manager for a high profile property in Edmonton. This role will have overall responsibility for building operations, budget management, client liaison and service delivery for managed sites. The Facility Manager will directly manage and supervise a team of employees and subcontractors to efficiently and effectively deliver asset and property management services to meet customer needs. The position reports to the Operations Manager.

Key Deliverables

  • Oversees all aspects of building operations, including the Preventative Maintenance Program
  • Manages a team of employees and subcontractors to ensure completion and quality of maintenance and operational services and timelines are met
  • Completes the property management function including liaising and partnering with tenants/clients to meet their program needs and deadlines.
  • Asset management to identify any improvements, maintenance, projects and efficiencies for the facility and property to maintain and increase asset value.
  • Works with team to deliver contract requirements ensuring KPI components are met or exceeded
  • Budget and financial management

Qualifications

  • Trade, Power Engineering and background in property management industry and pursuing an accredited Commercial Real Estate designation (RPA, CPM, FMA) OR alternatively having completed a Commercial Real Estate designation
  • Minimum five years hands-on building operations experience, preferably in a commercial office environment
  • Valid Driver’s License and clean Driver’s Abstract
  • Strong customer care skills
  • Strong leadership and supervisory/management skills
  • Experienced in working in a team environment
  • Excellent knowledge of building systems, preventative maintenance, asset management and Quality Assurance processes
  • Completes Health and Safety training programs: WHMIS, Confined Space/Monitor, Prime Contractor, Leadership for Safety Excellence, Emergency First aid
  • Strong organizational and planning skills
  • Ability to work with several clients to facilitate work, address issues, and manage concerns
  • Excellent communication skills, both written and verbal
  • Contract management experience

Responsibilities

  • Building Operations and Maintenance
  • Participates in the development and implementation of goals, objectives and policies
  • Regular building surveillance tours to look for and identify building concerns, review logs, identify opportunities and ensure that there are no building operational abnormalities or inefficiencies
  • Ensures that OH&S legislation and regulations are being adhered to as per Management’s Safety Program, and reviewing monthly safety topics to staff
  • Responds immediately to emergencies both during regular working hours and after hours when on call (in accordance with call cycle)
  • Processes work orders and invoices for the contract
  • Schedules and leads regular staff operational meetings monthly or as required
  • Administers and reviews WORTS submitted by the clients
  • Stays abreast of new trends and innovations in the field of building code administration
  • Leads and schedules a team of staff and subcontractors in delivering building management programs and standards
  • Develops, modifies and customizes Standard Operating Procedures (SOP’s) including those that are specific to their supervised sites
  • Organize and plan work around client program schedules
  • Contract Knowledge
  • Ensures specified standards are adhered to in accordance with contractual obligations and in accordance with Management policies, including the Safety and Quality Assurance programs
  • Maintains an audible water treatment program adhering to all approved parameters. Contributing input into budgets and controlling expenditures in accordance with budget figures and obtaining approval for expenditures in excess of contract limits
  • Generates and completes reports together with administrative personnel as required under the contract
  • Ensures that the terms of the contract are met with proper allocation between direct costs, management fees and client costs
  • Ensures all required reports (i.e. Quality Assurance, Energy Management, Safety, Preventative Maintenance) are completed
  • Strong understanding of procurement processes
  • Ensure quality and professional relationships with already established contractors
  • Client Relations
  • Actively participates in monthly client or owner meetings.
  • Portrays a favorable image of the organization as the front-line contact with clients/tenants and sub-contractors
  • Demonstrates excellence, enterprise and enthusiasm in their association with co-workers, employees and clients
  • Liaise with clients to plan work so as not to affect shows, productions, or programs.
  • Establish and maintain excellent client relations/partnership
  • Performs related duties as assigned.
